Project 2 Proposal and justification for the conversion of the house in a suitable manner.

Option 1: Self-selected residential house (This must be a house) You are required to identify a residential property that you can access freely to enable you to carry out a detailed inspection, survey plans, and provide reports on condition and value.
Option 2: Case study residential house
For students who do not have access to a domestic house. Locate suitable Floor plans from the web:Example details provided. The house has been erected using conventional brick and block with a timber roof construction, and comprise three bedrooms, constructed on two floors, and incorporates a garden area of medium size to the back of the property.
The Web sourced residential property must have been erected using conventional brick and block or timber frame construction, and comprise a minimum 3 bedrooms, constructed on two or three floors, and incorporate a garden area of medium size to the back of the property.
One property per student. It is not permitted for more than one student to work on the same house

- Produce a set of existing floor plans for the ground and first floor
- Produce design proposal drawings of the flat conversion plans for the ground and first floor.
- Write a 2000 word report to justify justify the conversion in terms of suitability for the use for which it has been designed.

Option 1: Self-selected residential house
- Produce a set of existing floor plans for the ground floor and the first floor, include windows, doors and staircase. SCALE 1:50
- Provide design proposal plan drawings for the extension and conversion of the property into two fully self-contained residential units. SCALE 1:50
- Both flats to have a minimum of ONE bedroom, independent kitchen/lounge and bathroom.
Marking Criteria
A 2-storey lateral or rear extension to the house must be provided to increase the space available for the units. This should be clearly identified on proposal plans drawn to 1:50 scale, fully dimensioned, annotated and showing the outline of the extension by shading or coloring. (45marks)
Explain and justify the conversion in terms of suitability for the use for which it has been designed:
-Provide a description of the necessary alterations to the existing building.
-Explain how the extension connects with the existing building fabric.
-Explain how improvements have been made to fabric of the existing building.
-Explain how the extension and modifications to the existing building comply with Building Regulation Part L and achieves an EPC rating of C or above.
You must provide in text citations as objective evidence in support of the points that you make. (45 marks)
Present your work to professional standard in the form of a report. Your work must be clear and concise with correct spelling and grammar, include citations as objective evidence in support of the points that you make together, and provide a list of references (a list of the publication details of all sources cited in your report). (10 marks)
Option 2: Case study residential house

- Draw the floor plans from the web sourced residential dwelling and include two further drawings for the design proposal plan drawings for the extension and conversion of the property into two fully self-contained residential units. SCALE 1:50
